Exeid, The specialist commercial property consultancy has acquired over 2400 sq ft of office space at the North end of Gray’s Inn Rd, Kings Cross. Following a comprehensive refurbishment programme the space was let to the UK’s leading apprenticeship training provider 3AAA.
David Ajose, CEO of Exeid said “This was a difficult brief. Our client required a site in central London and retained us to research and aquire the best location for their rapidly expanding London academy. Following our research we identified Kings Cross as the most accessible location both from inside London but also from the suburbs and beyond. Furthermore, the clients’ emphasis is on placing every apprentice in full time employment and there are no shortage of job opportunities in the Kings Cross area, however, finding space via the usual agency route was proving to be more difficult”. David went on to explain that “at Exeid we find there is no substitute but to ‘walk the streets’ and make direct approaches to owners and landlords – whilst this method is labour intensive, it certainly yields results and that is exactly how we acquired our space in Kings Cross”.
The area is undergoing the most dramatic transformation in its long history from being known as probably the most down beat area in London to the ‘must move to ‘ location for the future. The recent move of the Guardian Media Group head office to the location and the pending development of the 950,000 sq ft Google campus office has created a real buzz in Kings Cross. It seems now that the entire city has focused on King s cross the latest announcement that Louis Vuitton are moving their head office to Kings Cross attracted by the dynamic and creative environment and the international transport links via Kings Cross St Pancras. So it seems that Kings Cross is now the new Mayfair!
